$65M Refi Obtained for 144K-SF SXSW Center
South by Southwest recently opened its 143,998-square-foot SXSW Center at 1400 Lavaca St. The organization, known for its annual SXSW festival, also obtained $64.5 million to refinance the 13-story, Class A LEED-certified office building, which was designed by Pei Cobb Freed.
Jim Lemos with NorthMarq arrange for the permanent, 26-year fully-amortized loan through Pacific Life Insurance Co. “SXSW, founded here in 1986, is an iconic brand focused on music, film, interactive gaming and social media,” Lemos said. “The new SXSW HQ affords them and their clients world class creative and collaborative space.”
SWSX occupies the top floors of the office tower. Butler Snow LLP leased 21,000 square feet on the 10th floor in July 2019.
