Shorenstein Properties LLC joined forces with Catellus Development Corp. to build office and retail space at the mixed-use Mueller community on Austin’s northeast side. The agreement calls for Shorenstein to develop up to three office projects totaling more than 750,000 square feet. Catellus, which is overseeing development of Mueller, will act as development manager for the first site.
The first building, totaling 235,000 square feet, is being planned. The six-story tall building will be on Aldrich Street, between Robert Browning Street and Simond Avenue; 20,000 square feet of ground-floor space, owned by Catellus, will be part of the first phase. Additionally, the build will include a 985-vehicle garage. Completion on this phase is slated for Q4 2020.
The building and garage are being designed by Page Southerland Page Architects. Ben Tolson, David Putman and Bart Matheney with Aquila Commercial will lease the project’s office portion, with CBRE’s John Heffington handling the retail side.
