A 510-acre land buy in Willis, TX is paving the way for Moran Ranch, a mixed-use development. The Nelson Co. represented Stolz Partners and Satya Inc., operating under the name MRSS Partners Inc., in acquiring the Montgomery County acreage at Interstate 45 and FM 1097.

Wade Nelson with The Nelson Co. told Community Impact that 232 acres is under contract with a national home builder for single-family residential development. Additionally, Fidelis Realty Partners acquired 36 acres from MRSS Partners for a retail development. Nelson added that the development’s other uses will include retail, entertainment, medical, hotel, office and multifamily.

The land is part of Moran Ranch, a 673-acre property that once belonged to the late W.T. Moran, who launched the Moran Utilities Company in 1932, according to The Courier of Montgomery County.
