Former Chicago OfficeMax HQ Slated for Redevelopment

Franklin Partners plans to undertake the revitalization of one of Chicago largest distressed suburban office properties. The company is partnering with Wright Heerema Architects and Bixby Bridge Capital to redevelop the former 350,000-square-foot OfficeMax headquarters at 263 Shuman Blvd. in Naperville.

The vacant 1987-era building will be reinvented as a socially-activated, multi-tenant building. A grand staircase and stadium seating will be added to the main entrance and atrium leading down to a bright, airy lower level featuring baristas, a market-style deli, full fitness center, coworking lounges and other amenities typically found in a high-rise.

Franklin Partners’ Ray Warner says, “There’s an unmet need to deliver an amenity-rich workplace experience in the heart of Chicago’s western suburbs.”

The redevelopment plans are in progress, with construction scheduled to begin later this year and completion set for early 2019. Colliers International’s Francis Prock and David Florent are handling the leasing.
