Mid-South Roof Systems Completes Re-Roofing Projects for First Industrial in Metro Atlanta

Atlanta-based Mid-South Roof Systems recently completed two re-roofing projects on behalf of owner First Industrial Realty Trust. The projects included re-roofing operations over two open and active facilities in metro Atlanta’s McDonough submarket where daily operations could not be interrupted.

At 175 Greenwood, a 234,000-square-foot warehouse and distribution facility built in 2003, Mid-South installed a mechanically-attached, 60‑mil thermoplastic polyolefin (TPO) roofing membrane from manufacturer Johns Manville. The TPO formulation delivers a high-performance ozone resistance, cool roof reflectivity and overall weather resistance. The existing roof at the facility was EPDM synthetic rubber roofing membrane over two-inch polyisocyanurate (ISO) insulation over a metal deck.

The re-roofing project at 175 Greenwood also included a half-inch thick high density ISO insulation coverboard, which provides the highest thermal performance rating compared to other half-inch thick cover boards. Additionally, the bid included the replacement of all skylights at the facility and included a 15-year no dollar limit warranty.

Nearby at 80 Liberty, a 123,500-square-foot warehouse and distribution facility built in 2001, Mid-South installed a mechanically-attached, 60‑mil TPO roofing membrane from manufacturer Johns Manville. The existing roof at the facility was a ballasted EPDM rubber roofing membrane over two-inch ISO insulation over a metal deck.

The re-roofing project at 80 Liberty also included the removal of 615 tons of rock from the roof as well as a 15-year no dollar limit warranty.

Both projects included strategic staging areas and safety plans for the occupied buildings as well as a commitment to the promised timelines.
