The Chelsea Corner portfolio in Manhattan's Chelsea neighborhood is on the market for the first time in more than a century

B6 Brings Chelsea Portfolio to Market for First Time in a Century

B6 Real Estate Advisors is marketing the sale of Chelsea Corner, a collection of four mixed-use buildings in Manhattan’s Chelsea neighborhood.  Listed at $22 million, the portfolio is on the market for the first time in over 100 years.

Offering investors both air rights and immediate in place income, the portfolio contains significant street and avenue frontage along Seventh Avenue and wrapping onto West 20th Street on a prime corner. “We haven’t seen a trade of a corner mixed-use property assemblage with stable income in Chelsea since 2018; this is certainly a rare offering,” said B6’s Brock Emmetsberger.

Emmetsberger and B6’s Paul Massey, Christian Kane and Jameson Hill are representing the seller, the Dulchin family.

Included in the portfolio at 201-203 & 205 W. 20th St. and 172 & 174 Seventh Ave. are 41 residential units and five commercial units, with 25,560 square feet of available air rights.
